Letting

Our properties are marketed via comprehensive local advertising, including our adverts in the Gloucestershire Echo and Homebuyer supplement, and many different internet sites, including here on our own website, Zoopla.co.uk and Primelocation.com.

As of October 2008 every residential property that is to be marketed for letting must have an Energy Performance Certificate. We can arrange these via a third party at a cost of £75 +VAT. If you would like more information on EPC’s please contact us via the link below.

We are full members of the The Property Ombudsman and National Approved Lettings Scheme (NALS).

Administration Fee

Our Administration Fees can vary depending on the type of property and the number of adults moving in. The admin fee is the first thing due when you decide you would like to rent a property through us, and this covers reference and credit checking, tenancy agreements & any other required legal documents, all other agency fees and also acts as a holding deposit. There are no further charges for renewing tenancies after 6 or 12 months, nor are there any checking out fees or other hidden charges that some letting agents impose at various stages of a tenancy.

Our most common Administration Fee amounts, to be used as a guide only, are as follows:

Two Hundred & Forty Pounds (£240.00) including VAT if one adult
Or;
One Hundred & Eighty Pounds (£180.00) including VAT, per adult, if two or more.

The Administration Fee is not refundable once referencing has commenced.

Deposit & Rent

If and when the tenancy has been agreed by the Landlord and our referencing agency then both the Deposit and Rent will become due. The Deposit varies from property to property, but is in most cases the equivalent of one and a half months’ rent. In accordance with law, all deposits are held in our Clients account and registered with the Government approved Tenancy Deposit Scheme (TDS), for which you will receive information and a certificate proving this.

The amount of Rent due for the first month of tenancy will be dependent upon how many days remain in the calendar month. During a tenancy, Rent, in full, is due on the first day of each calendar month and is payable by standing order or cheque.
